One of the largest and most transformative mixed-use developments on the Atlanta BeltLine.
Located on 12 acres adjacent to the Historic Fourth Ward Park, and two blocks from Ponce City Market, the Fourth Ward Offices will be complete in Q3 2022. The project will feature world-class architecture and will be one of the largest and most transformative mixed-use developments on the Atlanta BeltLine. It will feature an imaginative blend of public and private spaces to seamlessly integrate into an already thriving community.
From Piedmont Park and the High Museum to the emerging Memorial Drive Corridor, the Atlanta communities east of I-75 / I-85 are the best places to be – serving up some of the city’s best food, art, culture, recreation, and family-friendly experiences. Helmed by the Atlanta BeltLine Eastside Trail, dozens of restaurants, pubs, parks, and entertainment options are available by foot or bike.
Fourth Ward is a new mixed-use development currently under construction on Atlanta BeltLine's Eastside Trail. This nearly one million square foot project includes office space and street-level retail organized around a central public plaza.
Plans for the master development draw inspiration from world-class architecture and envision large-scale public enhancements that will provide a critical link to connect the BeltLine to the surrounding neighborhood. Future phases will include a 1.2 million square feet of additional density.
“If the architecture is any good, a person who looks and listens will feel its good effects without noticing.”

Three new office towers will expand local civic and cultural amenities...
Fourth Ward seeks to merge a future-looking sustainability agenda with a design that activates the public realm. Three new office towers will expand local civic and cultural amenities, as well as introduce a modern new workplace for future office tenants.
Designed to create new urban connections between the Historic Fourth Ward Park and the Atlanta BeltLine, Fourth Ward is organized around two portals. The main plaza will eventually connect to the planned light rail station on the BeltLine, and the building will incorporate multiple grand public pathways to reconnect the property to community spaces.
The design team utilized extensive daylight and thermal modeling to create a custom façade that will enhance building performance while maintaining access to natural daylight and thermal comfort for occupants. Optimized floorplates and nearly fourteen foot floor-to-floor heights further maximize the spatial daylight autonomy. The building is targeting LEED® Gold Certification.

OLD FOURTH WARD
With development of the BeltLine Eastside Trail, Historic Old Fourth Ward Park, and Ponce City Market, the well-connected community of Old Fourth Ward is experiencing an unprecedented renaissance and rebirth. Its energy and historical significance appeal to a diverse mix of young professionals, families, and older generations alike. Sharp, new loft and condo developments are plentiful along the BeltLine, while a broad mix of close-knit single-family homes line a shady, intricately connected network of streets.
Southern Living says, "Atlanta's Old Fourth Ward - the once sleepy area just south of Midtown - is Atlanta's latest place for cold daytime treats and hot nightlife."
